The Legacy website should be a useful destination for clients and real estate professionals—not simply an online brochure.

Closing Cost Calculator

Wondering what your closing costs might look like? Our Closing Cost Calculator provides a quick estimate of common expenses associated with buying or selling a property. Actual costs can vary based on the property, loan, contract terms, taxes, insurance, and other factors, so your Legacy Longview Title team can provide a more detailed estimate for your specific transaction.

Earnest Money

Earnest money is a deposit a buyer makes after a contract is signed to show good faith and commitment to the purchase. The funds are typically held in escrow by the title company and, if the transaction closes, are generally credited toward the buyer’s funds due at closing. The amount, deadline, and terms for earnest money are established in the sales contract.

Buyer Estimate

A Buyer Estimate provides an overview of the funds a buyer may need to complete a real estate purchase. It can include the purchase price, loan amount, down payment, title and escrow charges, taxes, insurance, lender fees, and other estimated closing expenses. Because every transaction is different, the final amount due will be determined as closing approaches.

Seller Net Sheet

A Seller Net Sheet gives sellers an estimate of how much they may receive from the sale of their property after expenses are deducted. It can include items such as loan payoffs, title-related charges, taxes, commissions, and other closing costs. It’s a helpful tool when evaluating an offer or determining a potential sales price.

Frequently Asked Questions

Buying, selling, or refinancing real estate can come with a lot of questions. Our Frequently Asked Questions cover some of the things we’re asked most often about title insurance, escrow, earnest money, closing, funding, what to bring to closing, and what to expect throughout the process.

WIRE FRAUD AWARENESS

Protect Yourself From Wire Fraud

Real estate transactions can be targets for wire fraud and email scams.

Always independently verify wiring instructions using a known, trusted telephone number before sending funds.

If you receive unexpected wiring instructions or an email advising that previously provided wiring instructions have changed, do not send funds until the instructions have been independently verified with your Legacy closing team.

Never rely solely on an email when verifying wiring instructions.
